GENERAL SPECIFICATIONS & FEATURES:

FOUNDATION:


Conventional steel rebar foundation on grade OR post tension slab with engineered cables and professionally inspected stress tests
All foundations are engineered by a professional engineer, not by the architect who designs the floor plans
All exterior and interior beams as per engineer’s specifications are dug a minimum of 28” deep
5/8” and 6/8” re-bars used inside beams, 90 degree and 45 degree corner bars, 8” stirrups, and 3/8” re-bars on top
Select fill sand used in all forms
8” anchor bolts
3000 PSI or 5 sack concrete
6 MIL back poly taped on joints
Builder to install safe in slab (optional)

DRIVEWAY AND PATIOS:

Driveway & walkway in pavestone, patterned concrete, or concrete with decorative borders
Brick (if house is brick) or tile on front porch
Concrete finish on back patio
Concrete finish on garage floor

FRAMING:

All framing as per structural and framing plans
Double base plates (bottom plate treated) throughout
Fir studs 16” on center
2 x 12-joist system above first floor 16” on center
2 x 12 double joists above the garage and other areas as specified by the engineer
1 1/8" plywood OR 2x6 "tongue and groove" centermatch subflooring
2 x 8 and 2 x 6 joist system above second floor 16” on center
All rafters 16” on center
A professional engineer designs all structural beams, laminated beams, etc.
Plywood or OSB house sheathing & OSB TECH SHIELD roof decking
Entire house wrapped with Tyvek
All windows flashed with Peel and Seal

WINDOWS:

"Energy Star" rated double pane windows with "low e" insulated glass
Vinyl or aluminum window frames (white or bronze color)
Window screens provided for all operable windows
Glass block & leaded glass window designs where applicable
Window sizes and designs as per final floor plans may be changed by builder

EXTERIOR FINISH:

Exterior of the house will be brick, stone or stucco finish as shown on the plans (except as shown to be siding) Buyers may select brick color if house is purchased prior to ordering the brick

ALL HOUSES EXTERIOR FINISH TO CONTAIN THE FOLLOWING:

Entire house wrapped with ½” CD plywood (NO STYROFOAM)
Entire house wrapped with Tyvek house-wrap
All windows & doors flashed with Peel and Seal to prevent seepage or leaks

BRICK & STONE HOUSES:

Brick & stone designs as per floor plan (subject to minor changes by builder)
Mortar to be white or gray

STUCCO HOUSES:

Entire house additionally wrapped with black felt paper & metal lathe
Stucco is masonry concrete. All designs are made with metal corners and raised with additional layer of concrete.
Two layers of stucco paint applied
Two tone stucco color allowed

SIDING:

Any siding used is Hardiplank siding

ROOFING:

Composition Prestique plus 40 year roofing in weathered wood or gray color (builders standard)
Ridge vents as specified by the roofing expert

AIR CONDITIONING AND HEATING:

Three or more zoned units (as calculated by the professional technician for correct tonnage and loads) High efficiency 13 SEER Lenox
Gas furnaces zoned
Honeywell programmable thermostats
Sealed ductwork

INSULATION:

All base plates, windows , and outside corners are poly-sealed
R-13 insulation on all exterior walls (batt insulation)
R-30 batt and blown insulation in ceilings where possible (R-19 batt plus R-11 blown)
R-22 insulation in knee walls

GARAGE AND GARAGE DOORS:

Steel paneled garage doors (window desgins optional)
Automatic garage door opener with two controls
Garage walls and ceiling are sheet rocked & painted
Baseboard finish in garage with custom build storage cabinets


FIREPLACE:

Prefab gas burning fireplace, gas line provided, gas logs, glass door and remote control
Fireplace to have decorative wood mantel
Decorative chimney cap

PLUMBING:

All connections are per floor plans
PVC drainpipe
Copper water lines
Two 50 gallon high recovery gas water heaters
All plumbing fixture locations are per plans
Lead jacks on roof for vent pipes
White elongated American Standard, or equivalent, commodes throughout, white bathtubs (builder’s standard fixtures)
All vanity tops and bowls, tub surrounds, master shower and whirlpool tub are cultured marble
Whirlpool tub 6’ 6 jet cultured marble
Kitchen sink cast iron porcelain or stainless steel with builders standard faucet with sprayer
Formal powder bath and master bath faucets and tub deck mount 8” spread (builders standard fixtures)
All other bathroom fixtures are 4” spread on vanity and single ball handle in showers (builders standard fixtures)
Gas and electric lines for cook top and clothes dryer
Utility room sink, stainless steel, if specified on the plan

ELECTRICAL AND SECURITY:

All copper electrical wiring
GFI plugs where required by code
Plug, switches, recess cans, fans and fixtures as per electrical specifications on floor plan
220 plug for cook top, oven and clothes dryer
ON-Q pre-wire system to include the following wiring
Eight (8) line phone system to accommodate FAX and computer
Eight (8) pre-wire for cable TV
Pre-wire for surround sound in Two (2) locations 4 speakers and sub woofer and Two (2) additional speakers available in Two (2) locations
Security system wired on all operable windows and doors, Two (2) key pads, pre-wire for motion detector
Silent type standard switches, white (rocker switches extra)

FLOORING:

All downstairs tile floors are mud set and downstairs wood floors are laid on 2x4 screeds to ensure perfect level
All upstairs tile laid on mesh, upstairs wood laid on felt paper, all carpet laid on pad

COUNTERTOPS:

Granite kitchen countertop and butler’s pantry, with decorative tile back splash in kitchen
Marble or granite vanity top in Master bathroom, all other bathrooms vanity tops cultured marble with a 4” back splash of same material
All tub and shower surrounds are tile or cultured marble

TRIM AND CABINETRY:

All cabinets are custom built on site as specified on floor plan or at Builder’s discretion

Each home is uniquely trimmed with custom built cabinets & decorative moldings to provide a unique personality
