All structures & beam schedules are professional engineered.  Features include complete plywood & tyvek housewrap, sealed flashing around all windows & doors, & all hardiplank cornice, and facia.
Interior framing includes double baseplates, 1 1/8" plywood subflooring,  joists & rafters maximum 16" on center, & engineered support beams & I-joists.	All roofs have "Techshield" decking with felt paper, zridge, ridge vents, & 30-40 year shingles.
Each home is prewired with a security system, surround sound speakers, cable tv & phone lines throughout, and cat 5 for home networking and high speed internet.	Each home has engineered A/C, Plumbing, & electrical systems consisting of Lennox 13 or 14 seer HVAC units, 50 gal. high recovery water heaters.
Each house is insulated with R-13 on all exterior walls, R-22 in knee walls, and R-30 blown in the attic. All base plates, windows, & top plates are poly-sealed. All windows are double pane tinted windows.	All trim work is custom designed & built on site. All of our homes are loaded with trim including crown, base, window, door, & chair rail molding.
